We typically apply a 5% cap to see how the NOI measures up against a market rent. In this case that would be $1.50 PSF NNN. Based on this project’s location, ceiling height, parking, loading and $4M ($152 PSF)renovation designed by Gensler we expect that project will perform well for Rexford.

Bridge Industrial originally purchased the property in 2019for $68M ($260 PSF).
